Commission advance fees, explained

A commission advance fee is a flat percentage of the amount advanced, set by the days until closing; at Premier Commission it starts at 5% for closings within 30 days.

How the fee is calculated

A commission advance fee is a percentage of the amount advanced, not of your whole commission. The percentage depends on one thing: how many days pass between the day you are funded and your scheduled closing date. The sooner the closing, the lower the fee.

At Premier Commission the fee is flat. You see it before you sign, it is taken out of the advance when you are funded, and nothing else is added later.

What a 5% fee costs in dollars

Say your net commission on a pending sale is $15,000 and the closing is 25 days away. You advance $10,000.

  • The fee is 5% of $10,000: $500.
  • You receive $9,500 today.
  • At closing, your brokerage pays us the $10,000 advanced and pays you the remaining $5,000 of your commission as usual.

If the same closing were 50 days away, the fee would be 9%, or $900. Because the fee is a percentage of the amount you advance, taking less than the maximum lowers the cost in dollars.

Fees to look for before you sign

Different companies describe their pricing in different ways, so compare the cash you receive and the total you pay back, not the headline percentage. Ask about each of these:

  • Holdbacks or reserves. Part of the advance is kept back until closing. You pay a fee on money you do not receive.
  • Application, admin, funding or wire fees. Small charges that raise the real cost of a short advance.
  • Late or extension fees. What happens if the closing slips, and from what date the clock runs.
  • Minimum fees. A dollar floor that makes small advances expensive.

Premier Commission charges no application fees, admin fees, funding fees or holdbacks. Every advance includes a 14-day grace period after the scheduled closing date. Some exceptions may apply for co-ops, commercial deals, leases, new construction, multiple and large advances, and brokers of record. Minimum fees may apply.

How much you can advance

Up to 90% of your net commission on residential resales and up to 80% on all other deals. Your net commission is what you receive after your brokerage split and fees; see how to calculate your net commission.

When it is worth it

An advance is worth its fee when the cash does more for you now than the fee costs: covering marketing for your next listing, paying estimated taxes on time, or avoiding a late payment that would cost more. It is not worth it for spending you could wait 30 days for.
