The basics
What is a commission advance?
A commission advance gives you cash now for a commission you have already earned on a pending sale. You and your brokerage sell part of that commission to Premier Commission for one flat fee, we send the money to your bank account, and at closing your brokerage pays us the advanced amount out of the commission.
How commission advances work →Is a commission advance a loan?
No. Under Premier Commission's agreements, an advance is a purchase of part of your pending commission, not a loan. There are no monthly payments: the advanced amount is paid to us from the commission when the deal closes.
Our terms in plain English →Who can apply?
Real estate agents and brokers in the United States with a pending transaction, including brokers of record and agents on teams. You apply online in the Premier Commission portal and verify your email with a 6-digit code; no password is needed.
When in the deal can I get an advance?
Any time once your purchase contract is fully executed and contingencies are removed, up to the day before closing. There is no restriction on how far away the closing date is.
How much of my commission can I advance?
Up to 90% of your net commission on residential resales and up to 80% on all other deals. Your net commission is what you receive after your brokerage split and fees.
Estimate your advance →Is there a minimum or maximum advance?
There is no minimum commission size and no limit on how far away your closing can be. Larger advances are reviewed deal by deal, and you can have more than one advance open at a time.
Fees
How much does a commission advance cost?
One flat fee, set by the number of days from funding to your closing date. It starts at 5% of the amount advanced for closings within 30 days, which is $500 on a $10,000 advance, and rises in steps up to 16% for closings 91–120 days away. Closings further out are quoted individually.
See the full fee table →Are there any other fees?
No application fees, admin fees, funding fees or holdbacks. The flat fee is the cost of the advance. Some exceptions may apply for co-ops, commercial deals, leases, new construction, multiple and large advances, and brokers of record. Minimum fees may apply.
What if my closing is delayed?
Every advance includes a 14-day grace period after your scheduled closing date at no extra cost, because closings slip.
What happens if closing is delayed →Can I pay an advance back early?
Yes. You can pay back any advance before closing without a penalty.
Do you match other companies' prices?
Yes. If another commission advance company gives you a lower written quote for the same deal, send it to us and we will beat it.
Is the fee tax-deductible?
It may be a business expense for you, but that depends on your situation. Ask your tax professional before you count on a deduction.
Applying and getting funded
How fast can I get the money?
The same day. When your signed advance agreement reaches us by 1 PM ET on a business day, we send the funds by ACH that day. We send your advance agreement within one hour of receiving your complete application. Your bank may take a little longer to post the deposit.
What documents do I need?
For your first advance: a copy of your driver's license and a voided check for the account you want funded.
For every deal: the fully executed purchase agreement, any contingency removals or addenda, your brokerage's commission statement or trade sheet signed by you and your broker, and a copy of the deposit check or receipt if you are the cooperating agent.
Document checklist →How do I sign the agreement?
Electronically. We email your advance agreement, and you and your broker sign it online.
How is the money sent?
By ACH to your bank account, or by wire if you choose it in your application. Same-day funding applies when your signed agreement reaches us by 1 PM ET on a business day.
Can I have more than one advance at a time?
Yes. There is no limit on the number of advances you can have open at the same time.
How do I request another advance?
Sign in to the portal and choose Request a New Advance. Your agent and brokerage details are already saved, so you only enter the new transaction and upload its sales contract.
How do I check the status of my request?
Sign in to the portal. Your dashboard lists every request with its status, from Submitted and Under Review to Approved and Funded.
Your broker
Does my broker have to sign?
Yes. The advance agreement is signed by you and your brokerage, and we verify the transaction and the commission with your office before funding.
What your broker signs →How do you get paid at closing?
Your brokerage pays us the advanced amount out of the commission when the deal closes, and pays you the rest of your commission as usual.
My brokerage has an approved-vendor list. What now?
Ask your office or commissions manager to contact us, or send them our brokerage page. We will give your brokerage what it needs to add Premier Commission as an approved vendor.
For brokerages →Terms and protections
Do you check my credit?
No. We look at the transaction and your brokerage, not your credit report.
Is my information secure?
Yes. Your information is kept confidential and is never sold to anyone. You apply through our secure portal, which verifies your identity with a one-time code sent to your email.
