Commission advances on residential sales
On a pending residential resale you can advance up to 90% of your net commission, listing side or buyer side, for one flat fee that starts at 5% for closings within 30 days.
When your deal qualifies
Apply once your purchase contract is fully executed and contingencies are removed, up to the day before closing. Single-family homes, condos and townhomes all qualify, and it does not matter whether you represent the buyer or the seller.
Co-op sales qualify too, though the fee on a co-op can differ from the standard table because board approval adds time and uncertainty. We confirm the exact fee before you sign.
How much you can advance
Up to 90% of your net commission, which is what you receive after your brokerage split, franchise fees and any transaction fees. You choose the amount; advancing less than the maximum lowers the fee in dollars because the fee is a percentage of the amount advanced.
What we need from you
- The fully executed purchase agreement
- Any contingency removals or addenda
- Your brokerage's commission statement or trade sheet, signed by you and your broker
- A copy of the deposit check or receipt, if you are the cooperating agent
If the closing date moves
Every advance includes a 14-day grace period after the scheduled closing date at no extra cost. Appraisal and financing delays are common on resales, which is why the grace period exists.
